Dubai Numerics provides independent calculators and practical tools for understanding Dubai property costs. Calculations use published official sources where they apply; costs that depend on the specific transaction, such as agency, bank and conveyancing charges, can vary and are entered by you.

We are not an estate agent, mortgage broker, bank or financial adviser, and we are not a government website or affiliated with the Dubai Land Department.

How we work

    Official sources first

    Statutory and regulatory fees are taken from legislation and government authorities: Dubai legislation, the Dubai Land Department, the Central Bank of the UAE and the Federal Tax Authority. We do not use property blogs as the authority for a statutory fee.

    Nothing assumed that varies

    Agency commission, bank valuation and processing fees, and conveyancing fees depend on the provider. The calculators never add them silently; you enter the amounts you have been quoted.

    Every figure explained

    Results show each fee on its own line with how it was calculated, so you can check the total yourself.

    Tested calculations

    The calculation logic is kept separate from the page, uses exact whole-fils arithmetic and is tested against fixed scenarios before any change is published.

    Reviewed and dated

    Each fee records the date it was last checked against its source. When an official fee changes, it is updated in one place and applied everywhere.
