Which calculator should I use?
Use the buying cost calculator to see the total cash you need to buy, including DLD, registration and mortgage registration fees. Use the selling cost calculator to estimate what you receive after agency commission and any mortgage settlement. Use the DLD fee calculator when you only need the government registration fees and how they are split between buyer and seller.
Where do the fee amounts come from?
Statutory and regulatory fees come from official sources: Dubai Land Department service pages, Dubai legislation (Executive Council Resolution No. 30 of 2013), the Central Bank of the UAE and the Federal Tax Authority. Each calculator page lists the sources it uses. Charges set by agents, banks and conveyancers vary, so you enter the amounts you have been quoted.
Are the results final transaction figures?
No. The results are estimates for planning. The final amounts are confirmed at transfer by the registration trustee office, the Dubai Land Department and your bank, and can depend on the registration route and the terms of your sale contract.
Why can buyer and seller DLD allocations differ?
The DLD sale registration fee is 4% of the price. Buyer and seller commonly pay 2% each, but the parties can agree a different split in the sale contract. DLD does not specify who pays the registration trustee fee either, so the calculators let you set each allocation instead of assuming one.
Are off-plan transactions supported?
Not yet. The calculators cover ready (completed) resale apartments, townhouses and villas. Off-plan purchases are registered differently and have their own fees.
Are all bank charges included?
No. Regulated charges are included: mortgage registration at 0.25% of the loan plus DLD document fees, and on a sale, an early settlement estimate capped at the Central Bank maximum of 1% of the outstanding balance or AED 10,000, whichever is lower. Valuation, processing and other bank fees vary by lender, so you add them yourself.
How often are official sources reviewed?
Every fee rule records the date its official source was last reviewed, currently 25 September 2026, and each calculator shows that date. When an official fee changes, the rule and its tests are updated together, so every calculator uses the new amount.
Is signup required?
No. The calculators are free, run in your browser and never ask for your name, email or phone number.
