The 4% DLD fee: who pays?
The DLD sale registration fee is 4% of the property value. DLD’s Property Sale Registration service lists 2% for the buyer and 2% for the seller. That is the official allocation and the calculator’s default.
Buyer and seller can agree a different split in the sale contract: the buyer paying all 4%, the seller paying all of it, or another division. These are contractual arrangements, not rules for every sale, so the calculator lets you choose standard, buyer pays all, seller pays all or a custom split. The two shares always add up to 4%.
Registration trustee (service partner) fee
Transfers are processed at a Real Estate Registration Trustee office. Its service fee is AED 2,000 for a property value below AED 500,000 and AED 4,000 at or above it, plus 5% VAT (AED 2,100 or AED 4,200 in total).
DLD publishes the amount but does not clearly say whether the buyer or the seller pays it. The calculator shows it under Payer not specified by DLD unless you choose buyer, seller or a split you have agreed.
DLD fees when there is a mortgage
Buyer’s mortgage. Registering the bank’s mortgage costs 0.25% of the mortgage amount plus AED 520 in DLD document fees (mortgage title deed, property map, knowledge and innovation), paid by the buyer. No separate trustee fee applies when the mortgage is registered on the same day as the sale.
Seller’s mortgage. Releasing the seller’s mortgage as part of the sale adds DLD release fees for the seller. DLD’s service for selling a mortgaged property also lists AED 1,545 of other charges without a clear payer. The calculator shows these as additional route-dependent dld charges, separately, and does not include them in the total, because the payer is not specified and they may overlap with other registration charges.

Every fee comes from the Dubai Land Department, Dubai legislation or the Federal Tax Authority, reviewed on 25 September 2026. Where a fee is split, the buyer’s portion is rounded once and the seller receives the exact remainder, so the parts always add up to the fee.

How much is the DLD fee in Dubai?
The DLD sale registration fee is 4% of the property value. On a AED 2,000,000 resale that is AED 80,000. With the title deed, map, knowledge and innovation fees and the registration trustee (service partner) fee, the known DLD and registration fees come to AED 84,720.
Who pays the DLD fee, the buyer or the seller?
DLD lists 2% of the sale value for the buyer and 2% for the seller. Buyer and seller can agree a different split in the sale contract, so check your Form F / MOU.
Is the DLD transfer fee 2% or 4%?
Both figures are correct for different things. The total fee is 4% of the property value; each party's listed share is 2%. If the contract says one party pays all of it, that party pays 4%.
Who pays the registration trustee fee?
The registration trustee (service partner) fee is AED 2,100 below AED 500,000 and AED 4,200 at or above it, including 5% VAT. DLD publishes the amount but does not clearly say which party pays it, so it is agreed between buyer and seller.
What are the DLD fees for registering a mortgage?
0.25% of the mortgage amount, plus a AED 250 title deed fee, a AED 250 property map fee and AED 10 knowledge and AED 10 innovation fees (AED 520 in fixed fees), separate from the sale's own title deed and map fees. No separate trustee fee applies when the mortgage is registered on the same day as the sale.
What DLD fees apply when the seller's property is mortgaged?
The calculator adds the AED 1,290 mortgage release procedure fee and the AED 315 registrar fee to the seller. DLD also lists AED 1,545 of route-dependent charges without a clear payer; these are shown separately and are not included in the total.
Is VAT charged on DLD fees?
No VAT is added to DLD government fees. 5% VAT applies to the registration trustee fee, because the trustee is a private service provider.
Does this include agency or bank fees?
