What costs does the seller calculator include?

The calculator estimates your net proceeds: the sale price minus any mortgage repaid and all selling costs.

How much does it cost to sell property in Dubai?

For most sellers the largest costs are the DLD fee share and agency commission. With a mortgage, the early settlement and release fees are added. The table shows the fees used by this seller fees calculator.

Who pays the DLD fee when a property is sold?

The DLD sale registration fee is 4% of the sale value. The current DLD Property Sale Registration service lists 2% of the sale value for the seller and 2% for the buyer. That is the official allocation, and the calculator’s default.

Buyer and seller can agree a different allocation in the sale contract. That is why the calculator supports 0% (the buyer pays the full 4%), 2%, 4% (the seller pays the full fee) and a custom seller share. Any of these can happen in practice; none of them applies to every sale. Use the split in your Form F / MOU.

Agency commission and VAT

There is no statutory or RERA-mandated commission rate for sellers. Commission is whatever you agree with your brokerage, as a percentage of the sale price or a fixed amount. The calculator leaves it blank until you enter your agreed figure.

Real-estate agent fees can be subject to VAT, and the standard UAE rate is 5%. By default the calculator adds 5% VAT on top of your commission, which fits a quote that shows VAT separately. If the amount you entered already includes VAT, or VAT does not apply to your quote, choose “Do not add VAT”.

Selling a mortgaged property in Dubai

When there is a mortgage on the property, four different amounts are involved:

Mortgage principal repayment
The outstanding balance repaid to your lender from the sale. It reduces your net proceeds but is not a selling cost.
Bank early settlement fee
Charged by your bank for repaying the loan early. Capped by the Central Bank; your bank may charge less.
VAT on the early settlement fee
5% VAT, added when you use the calculator's regulatory estimate. A bank-quoted total is treated as already including VAT.
DLD mortgage release charges
Fees to remove the mortgage from the title as part of the sale: AED 1,605 in the calculator.

Mortgage early settlement and release fees

Early settlement. The Central Bank of the UAE caps the early settlement fee on home loans at 1% of the outstanding balance or AED 10,000, whichever is lower. This is a regulatory maximum, not a promise that every bank will charge that amount. Choose “Estimate using CBUAE maximum” to use the cap plus 5% VAT, or “Use my bank’s quoted total” to enter your bank’s figure including VAT.

DLD release. The calculator uses DLD’s combined service for selling a mortgaged property and adds the AED 1,290 mortgage release procedure fee and the AED 315 registrar fee for the release.

The same service also lists AED 1,545 of other charges (property restriction / registration AED 1,000, knowledge fee AED 10, innovation fee AED 10, registrar fee AED 525). The DLD page does not clearly say whether buyer or seller pays them, so they are not deducted automatically. If you are responsible for any of them, add the amount under Other transfer costs.

Developer NOC and outstanding service charges

A no-objection certificate from the developer is required for a normal freehold transfer. There is no universal DLD NOC fee: each developer sets its own, so enter the amount you have been quoted.

As the owner, you are responsible for outstanding approved service charges, and the unit cannot be disposed of until they are cleared. Enter any amount you still owe; the calculator does not assume a figure.

How much does it cost to sell a property in Dubai?

The main seller costs are your share of the DLD sale fee (2% under the standard split), your agent's commission (plus 5% VAT when your brokerage charges it separately), and, with a mortgage, the early settlement and DLD release fees. For example, a AED 2,000,000 cash sale with an example 2% commission comes to about AED 82,000 in selling costs.

Does the seller pay DLD fees in Dubai?

Under the official allocation, yes: the DLD Property Sale Registration service lists 2% of the sale value for the seller and 2% for the buyer. The parties can agree a different allocation in the sale contract, so what a particular seller pays depends on that agreement.

Who pays the 4% DLD fee when a property is sold?

The 4% fee is officially listed as 2% from the seller and 2% from the buyer. Buyer and seller can agree otherwise in the sale contract, for example the buyer paying all 4%. That is a contractual arrangement, not a rule for every sale. Check your Form F / MOU.

In the example of a AED 2,000,000 sale with AED 1,200,000 owed, selling costs are AED 94,105 and estimated net proceeds are AED 705,895.

Do I need a developer NOC to sell my property?

What happens if my mortgage balance is higher than my net sale proceeds?

Then the sale does not cover the mortgage and costs, and you would need to pay the difference to release the mortgage and complete the transfer. The calculator shows this as an estimated shortfall. Speak to your bank before agreeing a sale.
